Perc tests: cost, process, and what failure means for a land buyer

A perc (percolation) test digs holes on the parcel and times how fast water drains into the soil — it is how the county decides whether the ground can host a septic system. Costs commonly run from a few hundred dollars to around $1,500 plus, depending on state and site, and on unsewered land a failed test can make a parcel effectively unbuildable at any sane budget. If the land has no sewer connection, the perc result is the single highest-stakes unknown in the purchase — which is why serious buyers make offers contingent on it.
How the process actually runs
- Apply to the county health (or environmental health) department — they govern the test, and in many counties a licensed soil scientist or engineer must perform it.
- Holes are dug at the proposed drain-field site, pre-soaked, then the water-level drop is timed — the result is a rate, minutes per inch.
- The county compares the rate to its thresholds. Too fast can fail (effluent reaches groundwater before treating); too slow fails (effluent surfaces). Depth to seasonal groundwater and to bedrock are checked alongside.
- Pass → a septic permit path exists, sized by the result. Fail → see below. Results in many jurisdictions expire after a few years, so an old "it perced in 2009" claim is a lead, not an answer.
If the parcel fails
- Test a different spot. Soil varies within a parcel; a second site sometimes passes. (This is where a soil map earns its keep — see below.)
- Engineered / alternative systems (mound systems, aerobic treatment, drip dispersal) can rescue marginal ground — at costs that commonly run several times a conventional system. Real option, real money; some counties also cap what they'll permit.
- Walk away with your contingency. The cheapest outcome of a failed perc is the purchase you didn't close.
The path that is never worth it: building the unpermitted system. It surfaces at resale (lenders and title companies ask), invites enforcement, and caps your buyer pool at people willing to inherit a violation.

No satellite can perc a parcel — a test is a hole in the ground with a stopwatch.
